West of N Vassault St, most of the zoning is view-protective, meaning homes are limited in how high they can be. Vassault is predominantly single-family. Most homes were built in the 1970's or 80's, reflect good construction quality, and are well-maintained.
There is, however, a well-established concentration of condominium communities, including Narrows Reach, Gold Pointe, Goldmont, and Gold Creek. Narrows Reach is a 55+ community.
Almost half of Vassault's zoning is view-protected under City of Tacoma code. That means structures are prohibited from being built past a certain height, in order to protect their neighbors' views into perpetuity.
